How new residential construction can sometimes create new drainage problems on the same property

New Residential Construction Created a New Drainage Problem that did not previously exist before the new addition was built. 

The problem was created by a combination of less open area of the residential property to help handle rain and stormwater, concentrating the collected water on the property to less ground space. Another factor which also played a role was that the neighboring properties had a higher elevation to one side and the rear of the property. These factors combined, created a flooding problem as the photos show below in this space to the front of the new guest home and to the east, larger open side of the home and rear pool patio area. 

These photos show our finished result after the drainage was handled, as well as how the property looked during a storm, then with the drainage piping system being installed and finally the finished patio area and garden. In the end, where the property had its heaviest flooding, became a visual showpiece of the property and new entertaining area. Taking a negative and creating a big positive out of it. 

The photos show during and then after a hard rain. Any sending in photos, please note the scale of the photos that were taken, how they show the larger view of the area with the problem. This helps us to evaluate the scale of a drainage or flooding problem and can help with the solution. Again, neighboring properties can have an effect on a property quite often and unfortunately, sometimes the only way to see the actual impact of neighboring properties may be during a storm. 

This is a reason why we always will request photos or especially videos to be taken during a rainstorm if the opportunity arises. If you’re evaluating a flooding or drainage problem, or concerned, always good to help document with photos and videos we would suggest as an added means to provide a visual measure that can help evaluate a problem. 

In this situation, the problem began to occur during the construction of a small guest home in the backyard by the owners pre-existing pool in this downtown West Palm Beach backyard. 

The new construction of the guest house created a new drainage challenge and problem that did not exist before in this backyard for this property.

This photo below shows the bottom of the fence line from neighbors property and this homeowners actual backyard level was approximately 2 feet lower in some spots compared to the neighbors lot height by the fence seen here.
